Competitor Rates

Track what nearby properties charge and react to it.

Competitor Rates shows what nearby properties are charging for the same night alongside your own rate, so you can see where you sit in the market before you decide on a price. Rates are collected for each stay date and kept over time, which means you can also look back at how a night’s price moved as it got closer.

Choosing the night you are looking at

The toolbar at the top decides which night the page is about:

  • Stay date – The night being compared. Every card and chart below follows it.
  • Arrows either side of the date – Step back or forward one night at a time.
  • Filter Days – How far ahead the price chart reaches: 7, 14, 30 or 90 days.
  • Snapshot date – Which day’s collection to read the rates from. Useful for checking what the market looked like at the time, rather than what it looks like now.
  • Today – Jumps the stay date back to tonight.

Managing your competitor set

The pencil icon on the right of the toolbar turns on edit mode. From there you can add the properties you want to track and remove ones that are no longer relevant. Your plan sets how many competitors you may follow, and the add button disappears once you have reached that number.

The rate cards

  • Your Hotel – Your own rate for the selected night, taken from your rate plans.
  • Competitor cards – One card per property you track, showing its rate for that night.
  • Click to toggle on chart – Clicking any card hides or shows that property’s line in the price chart, so you can compare against one rival at a time.
  • No rate collected for this date – The property had nothing published for that night when the rates were gathered. It is not the same as being sold out.

Prices chart

Plots your rate and each visible competitor across the range set by Filter Days, so you can see whether you are consistently above or below the market rather than only on one night. Weekends are shaded, and the legend below lists the properties currently drawn.

Price history for the night

Appears once more than one collection exists for the selected night. Instead of comparing different nights, it shows how the price for this one night changed over the days leading up to it — which is how you spot a competitor discounting late or holding firm.

Today’s Insight

A short written read of the numbers above: where your rate falls against the set, and what is worth acting on. When no competitor data exists for the night, it says so rather than implying you are the cheapest or the most expensive.

Getting the most out of it

  • A blank competitor card usually means the rate has not been collected yet for that night, not that the property is full. Check a nearer stay date to confirm.
  • Compare like for like. A competitor’s headline rate may be for a different room type or a non-refundable plan, so treat the figures as a market signal rather than an exact match to your own product.
  • Use the snapshot date before changing a price. If the market moved yesterday, seeing when it moved tells you whether it is a trend or a one-off.
